Solar panels and a roof replacement: getting the order right

San Diego has a lot of solar, and a lot of roofs underneath it that are older than the array. Handling the sequence badly is expensive; handling it well is mostly a paperwork problem.

Re-roof before solar whenever you can

If the roof has less than a decade of life left when panels go on, you are scheduling a removal-and-reinstall you could have avoided. When both projects are on the horizon, the roof goes first.

Removal and reinstall is a separate line item

Detaching and resetting an array is specialist work, often handled by the solar company rather than the roofer. Get that price in writing before you commit to the roofing scope, because it is frequently omitted from the roofing estimate entirely.

Mounts and penetrations are where leaks start

Every mount is a hole in your roof. Confirm who is flashing those penetrations on reinstall, and get it named in writing — this is the exact point where a roofer and a solar installer each assume the other is responsible.

Check what it does to both warranties

Panel removal can affect the solar warranty, and third-party work on a new roof can affect the roofing warranty. Ask both companies in writing how the other's work is treated before anyone starts.
