Red flags in a Los Angeles roofing estimate

You do not need roofing expertise to spot most bad deals. They show up in how the paperwork is written.

Scope written as a slogan

"Premium roof system, lifetime warranty" describes nothing. Materials by name, layers removed, flashing replaced, ventilation changes, decking allowance — that is a scope. Everything else is marketing attached to a number.

Deposits beyond the legal limit

California caps home improvement down payments at $1,000 or 10 percent of the contract, whichever is less. A request for a third up front tells you something about how the company runs, regardless of how it is justified.

Warranty language that dissolves on reading

A manufacturer material warranty is not a workmanship warranty, and most leaks are workmanship. Ask specifically who covers labour, for how long, and what voids it.

No licence number on the document

It should be there, and it should match the contracting business at cslb.ca.gov. In a county this large, this is the cheapest verification available to you.

Is a lifetime warranty meaningful?
Usually it refers to the manufacturer's material coverage, often prorated and conditional on certified installation. The workmanship warranty from the contractor is the one that covers the failures homeowners actually experience.
What if the contractor refuses to itemise?
That is an answer. A contractor who will not put the scope in writing is asking you to rely on trust for a five-figure purchase with no enforceable description.
