- Should I repair or replace my roof?
- It usually comes down to roof age, how widespread the failure is, and whether the deck is sound. Isolated flashing or penetration failures on a roof with life left are normally repairs. Widespread material failure, or a roof near the end of its service life, makes repeated repairs poor value. We answer it from your photos and documents, with nothing to sell either way.
- How much should a roof repair cost in Southern California?
- It depends on access, pitch, material, and what is actually being replaced — which is why we review the scope rather than publish a figure. A repair quote with no description of the work being performed cannot be priced fairly by anyone, including you.
- My roofer says sealant will fix it. Is that enough?
- Sometimes, as a genuine temporary measure ahead of a real repair. As a permanent fix on a failed flashing, valley, or pipe boot, it buys a season at best. We flag when a quote relies on it.
- Do you come out and do the repair?
- No. Frankly performs, sells, and subcontracts no roofing work, and takes no referral fees from contractors. We review the paperwork for homeowners only.
