- How do I know a full roof replacement is really necessary?
- Widespread material failure, a soft or rotted deck, or a roof at the end of its service life point to replacement. A single leak at a flashing or penetration usually does not. We answer it from your photos, report, and quote rather than from a sales visit.
- What should a roof replacement estimate include?
- The measured square count, how many existing layers are being torn off, the underlayment product and weight, which flashings are replaced rather than reused, ventilation, a per-sheet price for replacement decking, the permit, disposal, and the workmanship warranty terms.
- Is a tile roof always replaced with new tile?
- Often not. Many Southern California tile roofs fail at the underlayment while the tile itself is still serviceable, which makes a lift-and-relay with new underlayment the right scope. We check whether the quote justifies full tile replacement or simply assumes it.
- Can you review more than one replacement quote?
- Yes, and that is usually where the most value sits — the differences between bids are where the real decision lives.
