- There is no single honest number, and we'd rather say so than publish a range that misleads you. Two houses on the same street can differ by a factor of two or more once pitch, material, and deck condition are accounted for. What we can do is review your specific quote and tell you whether it is consistent with comparable local work.
- What has the biggest effect on roof replacement cost?
- Roof area and pitch come first, because steep roofs are slower and require more safety equipment. Then material system — asphalt shingle, concrete or clay tile, and metal sit at very different price points. After that: how many existing layers must be torn off, how much of the wood deck turns out to be rotted, roof complexity such as valleys and dormers, and site access.
- Why are my three roofing quotes so far apart?
- Usually because they are not quoting the same job. Different material grades, different underlayment, one including flashing replacement and another reusing it, different assumptions about wood replacement, one carrying a permit and another not.
