Roof Replacement Second Opinion

Get a Second Opinion Before Replacing Your Roof

Full replacement is a large, irreversible decision. Frankly reviews the photos, reports, and quotes you already have and gives you an independent read on whether the evidence supports replacing the roof now.

Every engagement is a flat fee quoted in writing before any work starts. Send your documents to receive the exact fee with no obligation.

Who this is for

  • Homeowners told the roof must be replaced immediately
  • Owners given a replacement quote after a single leak or storm
  • Anyone whose roof was condemned on age alone
  • Owners weighing repair now against replacement later

Problems it solves

  • Replacement recommended without photos of the failing detail
  • Age used as the whole argument, with no condition evidence
  • Scope that jumps from a localized failure to the entire roof
  • Same roof, wildly different recommendations from two contractors
  • Pressure to sign before you have documented anything

What you get

  • An independent read on whether replacement is justified by the evidence
  • When a repair may reasonably still be on the table
  • Why two contractors recommended different scopes
  • What photos and documentation to gather before deciding
  • Straight framing when replacement genuinely is the right call
  • A written summary typically within 48 hours

How it works

A clear, written process.

  1. 01

    Send what you were given

The replacement quote, any inspection report, and photos of the roof and any interior damage. Note the roof's approximate age and material.

  2. 02

    We review it independently

We work through whether the documented condition is localized or systemic, whether the proposed scope matches the evidence, and what is missing from the record.

  3. 03

You get a written second opinion

Replace, repair, or gather more evidence — with the reasoning laid out and the questions to put back to the contractor.

Frequently asked

Is a second opinion on a roof replacement worth it?
Replacement is one of the largest single-line home expenses most owners face, and it is not reversible. An independent review of the evidence before you sign costs a fraction of the job and often changes what you buy.
Does the age of my roof mean it needs replacing?
Not by itself. Age raises the odds of failure but does not establish it. A well-ventilated roof past its nominal life can be sound, and a young roof with bad flashing detail can fail early. Condition evidence decides it.
Why did two contractors recommend completely different scopes?
Different reads of the same roof, different risk tolerance, and different business models. One may be pricing the failure in front of them, another the whole system. Neither is automatically dishonest — the reasoning is what matters.
Can you inspect my roof?
No. Frankly is a document-and-photo review service and performs no roofing work, sales, or onsite inspections. A remote review does not replace an onsite inspection where one is required — it helps you judge the one you already have.
What should I send you?
The replacement quote, any inspection report, photos of the roof surface and any problem areas, interior photos of damage, and the roof's approximate age and material.
Do you take referral fees from roofers?
No. No commissions, no kickbacks, no referral fees. You are the only client.
